CONSULTATION
During our
first consultation we view the property in it’s entirety and take detailed notes. The consultation will also focus on
what is needed to enhance first impressions for the buyer. Our goal is to look for things that will detract from a quick and
profitable sale of your home. In general we will discuss areas of clutter, cleanliness, worn or outdated upholstered furnishings,
and paint colors. If new furnishings and accessories are desired, then Jen of All Trades will shop these items as budgeted
by the homeowner.
This first consultation will take between 1 to 2 hours.
Following this initial consultation
you can choose to take the advice given to you by Jen of All Trades and do the work on your own or Jen of All Trades will
work to professionally stage your home on your timeline. After the consultation, you are not obligated pay Jen of All Trades
to provide this service if you feel comfortable doing the staging on your own.
If you choose to have us do the work
for you we will provide the following services:
DE-CLUTTERING
First
things first…clutter. We’ll provide you with a couple of boxes in which we’ll begin to pack away items
you want to take with you to your new home. We want potential buyers to notice your house not your belongings. This will help
you get ready and give you a head start towards your impending move. If you so desire we can arrange to have your items stored.
Storage fees will be billed separately directly from the company.
REARRANGING
FURNITURE and ROOM EDITING
We’ll work to arrange your existing furniture an accessories in ways
that best show off your rooms. We’ll also edit out certain pieces and possibly take things from other rooms to enhance
other spaces. Remember, our goal is to allow potential home buyers to see themselves in your home, not show off your personal
style.
CLEANING
Statistics show that homes that
are clean and odor free sell far quicker. It’s our job to be honest with our clients about such matters. If a deep cleaning
is in order we’ll be happy to arrange for a professional cleaning crew to take care of it for you. It’s much better
to spend a little money to create a clean and welcoming atmosphere for your open houses than continue to pay a mortgage for
months on end while it sits on the market.
ORGANIZING
Unfortunately,
potential home buyers are not well behaved dinner guests. They will absolutely look through your closets, cupboards and junk
drawers. When these areas are unorganized and messy they seem smaller and cause people to assume there isn’t enough
space. We eliminate your clutter and make sure all your hidden spaces are organized and fresh looking.
CURB APPEAL
Curb appeal or the lack there of can make or break a home sale. We work
to provide a wow factor from the moment home buyers see your home. If professional landscaping is needed we can organize it
for you, but often it’s merely about small and inexpensive changes.
THE
PERFECT OPEN HOUSE
On the day of your Open House, we spend a little time making sure that everything
is perfect. We’ll bring in fresh flowers, turn on music, and even put a pot roast or fresh bread in the oven to slow
cook during your open house. Studies show that homes sell quicker when potential homebuyers are moved by smells and sound.
This is a complimentary service and any items bought will be discussed prior to the open house and paid for by the client.
